We work very closely with all our Landlords and offer a personal service with attention to detail, whilst maintaining a high standard of services.

Letting Service Includes:

  • Rental Valuation & Inspection.
  • Advice to landlords on furnishings, health and safety issues and any maintenance recommendations.
  • Advertising & Marketing your property on our State of the Art website, UK's leading property portals, emailing and sms message details to all potential applicants along with newspaper advertising where appropriate.
  • We accompany all viewings wherever possible even if this is out of our office opening hours if necessarily.
  • Extensive referencing of tenants who wish to rent your property, using an independent referencing agency to obtain all references and carrying out a credit check report for each and every applicant.
  • Preparation of the tenancy agreements and all necessarily legal requirements.
  • Setting up standing order mandate for future rent payments.
  • Rent collection service (if required)

Full Management Package Includes (all the above) Plus:

  • Rental Guarantee Scheme and Legal Protection.
  • Professionally prepared inventory of contents and condition of your property.
  • Dealing with the security deposit according to the tenancy deposit legislation. All our deposits are lodged with the Deposit Protection Scheme (DPS)
  • Notifying utilities of change in property occupation.
  • Reporting problems, arranging and supervising maintenance work in relation to property repairs, breakdown of equipment and interruption of services.
  • Administrating and dealing with tenant on your behalf.
  • Rent collection service (if required)
  • Dealing with notices and renewal of the tenancy agreement.
  • Organising return of deposit subject to the property being returned in a satisfactory condition.
  • Checking tenant out of property – ensuring property in good order upon vacation.
  • Providing support and advice throughout the tenancy.
  • Look to find suitable new tenants prior to expiry of the existing tenancy.

  • Guaranteed Rent for periods of 1-5 years with no void periods.
